In response to market conditions, in addition to obtaining commercial-led consents, and adapting to a post Covid 19 landscape, LCR submitted a formal pre-application to Birmingham City Council to test the principle of comprehensive residential development, with associated amenity uses and ground floor commercial space.

Extensive pre application engagement, including three meetings with senior City Centre planning and urban design officers, have been undertaken with the Local Authority and a formal positive response has been received.

The focus of the pre-application was to establish the principle of residential development and to maximise the site’s potential in terms of housing delivery and urban design.

The pre-application submission is for a fully residential scheme with capacity for up to 998 units.
